Construction Process (we need to work on this)

1. Preparation and Planning

  • Site Assessment: Soil testing, site survey, and boundary marking.

  • Design and Approvals: Architectural design, engineering plans, council permits, and building approvals.

  • Budgeting and Contracts: Finalize project costs, timelines, and contracts with trades and suppliers.

2. Site Setup

  • Site Clearing: Remove vegetation, debris, and existing structures if needed.

  • Earthworks and Excavation: Level the site, dig trenches for utilities, and prepare for footings.

3. Foundation

  • Footings and Slab: Depending on the soil type and house design, pour concrete footings and lay the slab or install pier-and-beam foundations.

4. Framing

  • Wall Framing: Construct the framework for walls, floors, and roof structures.

  • Roof Trusses: Install roof trusses and fascia, forming the structural skeleton.

5. Roofing and External Cladding

  • Roof Installation: Lay roof covering (e.g., metal sheeting or tiles) and install insulation.

  • External Cladding: Apply external walls (e.g., brick, timber, or fiber cement).

6. Lock-Up Stage

  • Windows and Doors: Install external doors, windows, and any fixed glass.

  • Secure Structure: Ensure the house is weather-tight and secure from external elements.

7. Rough-Ins

  • Electrical and Plumbing: Install wiring, pipes, and fixtures (e.g., outlets, switches, drainage pipes).

  • HVAC and Insulation: Install ducting, ventilation, insulation, and any heating or cooling systems.

8. Internal Linings and Fit-Outs

  • Wall and Ceiling Linings: Install plasterboard and finish with plastering and sanding.

  • Joinery and Fixtures: Install kitchen cabinets, wardrobes, and other built-in fittings.

  • Painting and Tiling: Apply paint, tiling in wet areas (kitchen, bathroom), and waterproofing.

9. Final Fit-Out

  • Flooring and Carpets: Lay flooring materials, such as tiles, wood, or carpet.

  • Final Electrical and Plumbing: Install light fixtures, outlets, taps, and other fittings.

10. Completion and Final Inspections

  • Landscaping and Exterior Work: Driveways, paths, gardens, and fencing.

  • Final Inspection: Arrange for final council inspection and occupancy certification.

11. Handover

  • Handover to Owner: Final walkthrough, address any last issues, and provide keys and necessary
